Site Plan Approval Changes in Ontario 2026: Faster Approvals for Small Residential Projects

Ontario has introduced significant changes to the development approval process to accelerate housing construction and reduce costs for smaller projects.

Residential Projects with Up to 10 Units

Residential developments containing up to 10 units are generally exempt from Site Plan Approval.

If zoning relief is required, such as reduced setbacks, increased height, or additional dwelling units, the project may first need approval from the Committee of Adjustment.

Once planning approvals are in place, these projects can often proceed directly to the building permit stage.
