A site servicing plan is a civil drawing that shows the proposed water, sanitary and storm systems serving a development. It identifies how buildings and site facilities connect to municipal infrastructure or another accepted outlet.
Typical plan content
The drawing commonly shows pipe locations, sizes, materials, slopes and lengths; maintenance holes, catchbasins, valves and hydrants; connection points; service inverts; easements; and relationships to existing services. Notes and details clarify abandonment, protection, bedding, testing, restoration and municipal standards as required.
The plan should also show enough architectural, grading and utility information to identify conflicts. A technically correct pipe alignment is not buildable if it crosses a footing, tree, light standard or another service without adequate clearance.
Building and park connections
Water, sanitary and storm connections should match the mechanical engineer’s building exit points and the civil design elevations. Separate buildings or uses may need separate services, meters, backflow protection or private-network arrangements depending on municipal and building requirements.
For parks, the plan may coordinate washrooms, fountains, irrigation, splash-pad systems, maintenance taps and drainage structures. Each discharge source should have an accepted destination; wash-down or process water should not be treated as rainfall without confirmation.
