Questions to screen

The review may identify nearby water, sanitary and storm infrastructure, likely connection directions, available records and obvious external-work or easement needs. It should consider site grades, drainage outlets, major flow paths, flood or erosion hazards, regulated areas and known geotechnical or groundwater constraints.

Existing private and municipal services should be distinguished. Their presence, condition, ownership and capacity may be uncertain, especially on redeveloped or institutional land. Utility records are useful but do not replace field confirmation of critical buried conditions.

Match effort to the decision

A desktop screen can identify fatal-flaw questions. A more developed review may use survey data, municipal consultation, demand estimates, fire-flow information or capacity analysis. The purchase timeline should leave room for the investigations that could materially affect yield or cost.

If the intended use is a park or public facility, include proposed washrooms, irrigation, splash pads, parking and stormwater functions in the demand and space assumptions.
