A topographic survey gives civil design a reliable horizontal and vertical base, while utility information identifies the existing systems that may affect connections and conflicts. Without them, the engineer can screen concepts but cannot safely treat critical locations or elevations as confirmed.

What the survey supports

A project-specific survey can show property evidence, easements, buildings, curbs, roads, drainage features, surface elevations and visible utility structures. It establishes how the site relates to neighbouring grades and municipal features.

The required scope should be discussed with an Ontario Land Surveyor. Legal boundaries and topographic detail have different purposes, and older or partial information may not support the current design.

Records are not locates

Municipal and utility record drawings help identify pipe sizes, materials and approximate alignments. They can be incomplete or differ from field conditions. Public and private utility locating, test pits, inspection or other investigation may be needed before design or construction relies on an exact location or elevation.

This matters in parks, where irrigation, lighting, drainage, water services and older private systems may cross open areas without obvious surface evidence. New trees, splash-pad equipment and accessible paths all need coordinated clearances.
